By the way, have you heard the latest about The Patriot’s Path trail network ? The Malvern Borough site has a good outline to keep you informed of everything from the costs, materials, construction, maps, and even signage plans. The proposed final plans are from April 2010 – if you have an opinion you’d like to be heard… be sure and attend a meeting or get in touch with the planning commission.

The chart above gives you a summary of what’s happened in East Whiteland township, PA for May, 2010. As you can see things slowed in May vs April of this year. Some of the impetus in April’s numbers may have been due to the recent tax credit deadline (under contract by April 30), which could be why the drop off occurred in May. As we enter June and the end of the school year, the cycle typically slows. It’s hard to say what impact the tax credit had, but it most certainly had a few people buying to take advantage. Possibly, a bit ahead of their original schedule for purchasing.

The current inventory is 66 homes on the market with an average of 7 sales per month. That puts the current absorption rate (or inventory accumation) at around 9 months of inventory. That beats the current Chester County number(10) by a month. Look for that number to creep up a bit though as the summer cycle continues to slow due to vacations, etc.

Want to discuss these numbers or have questions? Feel free to contact us. We’ll be happy to help!

Recently, as a resident of Malvern Hunt, we received our official letter from William’s Transco that the pipeline work, that went through Malvern Hunt, was completed. As someone who backed up to the work zone, I can say that I didn’t really have any issues with the work or workers. They were extremely courteous and though there were some delays, once they started the work was completed fairly quickly.

As of today, the curbs, sidewalks, and common areas have been restored (even nicer in the case of common areas) then before the work was started.

Hats off, in my opinion, to Williams for making the process relatively painless.
